  • Encumbrance Certificate (EC): Request an EC for the last 15–30 years to guarantee the land is free from any mortgages, loans, or pending legal disputes.
  • Link Documents: Check the history of ownership transfers to ensure a clean chain of title.
2. Zoning and Approvals
The type of land drastically affects what you can do with it and its resale value. 
  • VMRDA or DTCP Approval: Verify that the layout is officially sanctioned by the Visakhapatnam Metropolitan Regional Development Authority (VMRDA) or the Directorate of Town and Country Planning (DTCP). This ensures the plot is legally zoned for residential construction.
  • RERA Registration: Check if the project is registered with the Andhra Pradesh RERA portal. RERA compliance adds a layer of consumer protection.
  • Land Use: Ensure it is classified as NA (Non-Agricultural) Residential land.
3. Physical & Infrastructure Checks
Always visit the plot in person—never buy based solely on a brochure or digital render.
  • Boundary and Dimensions: Hire an authorized surveyor to measure the exact plot dimensions and ensure there is clear, uncontested road access.
  • Basic Utilities: Confirm the future or current availability of water connections, electricity lines, and proper drainage.
  • Soil Testing: Check the topography and soil quality to ensure it is suitable for building a strong foundation.

  • Growth Corridors: For long-term capital appreciation, look at developing outskirts that are tied to major government infrastructure projects, such as the proposed Regional Ring Road (RRR) or IT corridors, Industrial Parks, Connectivity to highways, railways.
